Yes, quality advertising is just like a movie star with good press. More people take an interest, more movie tickets are sold. With real estate, more people take an interest, more showings are scheduled & in turn, more offers are made. What happens when the movie is horrible? Bad press, word of mouth critics resound with negativity. Sound like any of your transactions? What happens when your homeowners have listed too high? Or better yet are not only over-priced, but have a laundry list of needed repairs & updates? It doesn't sell does it? In the beginning, in the very first appointment, show your prospective sellers how you advertise their listing. Show them statistics, charts, sales info for their neighborhood in the last 6 months. Begin to represent to your new sellers that you know, you really understand what it takes to sell in the current market. Price will be key in that equation. If they don't like your price, you don't have to take the listing. Sellers are often selling dreams. Selling dreams? Sellers have built a great list of memories in their home: holidays, birth of children, raising children, career advancement, etc. These dreams all have value to the seller & are being wrapped into their estimate of resale value. The tire swing in the huge oak outside, where Billy and Jimmy had so much fun growing up. Dreams are personal and can rarely be transferred with the property. That tire swing is seen by many buyers as a liability not an asset. Help your sellers gain the appropriate perspective that the buyers will want a home to begin their own memories in. An upgraded home for sale around the corner for even less money would make that a bit easier to accomplish. In this scenario, advertising will help consumers decide against your home. -- WHAT!? -- Sure. Think about it. When people pick up an ad and they carefully inspect the info, do you think they jump for joy when they see an overpriced home in need of some repairs? Of course not, we wouldn't either. Same is true for a truly stunning home, being represented by horrible photos. I will not jump for joy at the chance to buy a $400,000 home that looks like a $150,000 manufactured stuck behind a factory from the photo. Would you if you could? Didn't think so.
